Ice cream shops are like diners in New Jersey, they are simply everywhere. But Peter Mei and Cynthia Chan, owners of New Territories in Fair Lawn, believe their store offers a unique ice cream experience. The shop offers Hong Kong-style ice cream and other Asian-inspired desserts, including the popular bubble waffle.
“We are trying to keep it as modern and fun as possible,” Peter says. For instance, the interior boasts gold, pink, and yellow hues. Takeout and nationwide shipping via GoldBelly is their primary focus, including ice cream care packages. (This includes a package of bubble waffles, assorted ice cream flavors, and toppings.) However, guests can find limited indoor seating and a bench outdoors. They also offer catering for weddings, bar mitzvahs, and corporate events.

Unique Ice Cream Options
The New Territories menu features ice cream, bubble waffles, and milkshakes. They have traditional ice cream flavors such as vanilla and chocolate, as well as a number of unique flavors. For example, they serve flavors like Thai Tea, Cookie Dough Oreo, and the 7 AM. The latter is coffee ice cream with a condensed milk drizzle. (Peter notes that this item does contain caffeine, and may not be suitable for kids.) Meanwhile, the Tokyo Banana–banana-infused base with cake bites–is Peter’s favorite and made with real bananas.
The menu frequently rotates at New Territories. In fact, Peter says “We rotate flavors so much that sometimes customers are upset when they come back and their favorite flavor is no longer on the menu.”
Other Treats at New Territories
The most popular option at New Territories is to pair a bubble waffle and ice cream. These traditional, handcrafted Hong Kong bubble waffles are made with egg batter in a spherical shape. The texture is crisp on the outside and soft on the inside, and then topped with ice cream. “It’s a wow factor for customers,” Peter says.
Patrons can either build their own bubble waffle or select an existing signature combo. New Territories currently offers the Prince Edward and Party Time bubble waffles. The Prince Edward has vanilla bean ice cream, Nutella drizzle, peanuts, sprinkles, and whipped cream. Likewise, the Party Time has cookie dough Oreo ice cream, rainbow sprinkles, cake bites, condensed milk drizzle, and whipped cream.
Signature milkshakes include the Unicorn Parade, with vanilla bean ice cream and fruity pebbles; topped with marshmallows, glazed animal crackers, caramel drizzle, and whipped cream. Of course, patrons can also customize their own milkshake and and toppings.
